The Arlington County Planning Commission has endorsed a site plan for two new four-story semi-detached homes at 1129 North Utah Street. The project by Beaconcrest Homes includes modifications to setback requirements and contributions to the county's utility fund. Each unit will feature four bedrooms, baths, private outdoor spaces, and two-car garages. Derek Huetinck from Beaconcrest highlighted the demand for such housing in Arlington and the necessity of the semi-detached design due to the lot's width. The commission lauded the project for its green certification and the addition of street trees and sidewalks.
Addressing sustainability, the commission discussed updates to Columbia Pike's green building standards. Proposals include adopting Earthcraft as an alternative to LEED, raising standards to LEED Gold or equivalent, and incorporating ENERGY STAR measures by May 1st, 2024. Despite calls for stronger environmental practices, there was strong support for the proposal.
The commission also recommended changes to elder care facility codes, focusing on parking standards and the inclusion of affordable units. A debate emerged over whether developers should provide on-site affordable units or make cash contributions. The Housing Commission will review these amendments on February 24th.
In administrative matters, the commission approved minutes, annual reports, and committee assignments. Commissioner Patel was commended for her leadership, and Debbie Albert was announced as the returning Deputy Zoning Administrator. The next meeting is set for Wednesday at 7 PM, where discussions will continue on the role of elder care facilities in providing affordable solutions for aging residents.
